Buying and Renting a Property in Finland

Finland shares land borders with Norway, Sweden and Russia, and has coastlines on the Baltic Sea, Gulf of Finland and the Gulf of Bothnia. Finland has achieved a great deal of economic success and has a highly educated and skilled working population who enjoy a high standard of living. Helsinki is Finland’s capital and is a clean, cosmopolitan city which features many historical buildings and open green spaces, as well as a lively arts scene. During the summer Helsinki is full of tourists who frequent the many bars and cafes in the market squares. Far more people from abroad now live in Finland since it joined the EU – as well as those working for international firms with the majority inhabiting Helsinki and other big cities.

It is relatively easy to buy a property in Finland, and it’s not always necessary to appoint an individual lawyer since the banks deal efficiently with all aspects of the property transaction. Foreign nationals can buy property anywhere in Finland, except in the Province of Ahvenanmaa, and don’t have to have any special permission to do so. If you use a home loan to buy a property in Finland you may be eligible to get a discount on income taxes. Houses in Finland tend to be on average a little smaller than in some other European countries – around 77 square meters of floor space, but are often fitted to a high standard with 50% of properties featuring a sauna.

Rental accommodation in Finland can be quite hard to find, with over half the rental properties in Finland being under state control, and the waiting list for these subsidized properties can be lengthy. Plus, these rental properties are not available to overseas tenants. Rental properties in cities are virtually all apartments with few houses offered for rent, and the accommodation is usually rented out on an unfurnished basis, sometimes with no carpets or curtains in the property. Traditional Finnish holiday accommodation for rent in Finland includes rural cottages, luxury villas and log cabins around ski resorts such as Ruka and Yllas.
