Buying and Renting a Property in Croatia

Over recent years Croatia has become one of Europe’s most popular destinations, offering both ancient and modern attractions. Croatia has over 1700 km of pristine sandy coastline, charming fishing ports, and vibrant cities including Dubrovnik, Dalmatia and Zagreb. Istria features numerous thermal spas, and tourists can access spectacular forests and waterfalls in Plitvice. Croatia has welcomed a tide of property speculators and developers but thus far has managed to keep its extraordinarily beautiful shoreline intact. Many overseas visitors are opting to buy or rent property in Croatia either as a home or as an investment property.

If you decide to buy a property in Croatia, make sure to enlist the services of a good lawyer (your Embassy will be able to help you with this). Due to Croatia’s inheritance laws you may discover that the property you are buying is jointly owned by a number of family members and your lawyer must check that all the owners are willing to sell. Also, make sure the owners are listed in the registry – since de-nationalization not all deeds have yet been certified. Foreign nationals also have to apply to the Croatian Ministry of Justice in order to buy a property in Croatia – which can take some time, so make sure to get the application in early.

Villa and apartment vacation rentals in Croatia are increasing in popularity, and while there is plenty of accommodation available in the low season, demand can be extremely high for rental property in Croatia during the summer months. For longer term rental there is a large number and variety of properties in and around the cities of Dubrovnik, Zagreb and Split. When renting a property in Croatia, it’s important to enter into a rental agreement whereby the lease lists every single relevant detail in writing – including any early termination clauses, or regulations regarding pets, for instance.  Eurofalcon.com has been designed to bring landlords in Croatia, together with prospective tenants from overseas, making finding your perfect rental property easy.
